Banke South Africa · Buying in Dubai Dubai Property Valuation: Why a Bank Valuation Can Differ From the Price You Agreed When a South African buyer finances a Dubai property with a mortgage, the bank orders its own valuation. If that valuation comes in below the agreed price, the loan is based on the lower figure and the buyer covers the gap. This Banke South Africa guide explains how valuations work in Dubai, why they can differ from the price, and how to protect yourself before you commit. What a valuation is for A valuation is the bank's estimate of what the property would sell for today. The lender uses it to decide how much it will lend against the property, so it is about the bank's risk and not about whether you got a good deal. Why it can be lower than your price The price was agreed in a fast market and recent comparable sales are lower. The unit is on a high floor, has a premium view or has been upgraded, and valuers do not always credit this. The property is off-plan, so there is less comparable data. The valuer is cautious in an uncertain market. How the shortfall works The bank's loan limit is a percentage of the lower of the price and the valuation. If the valuation is below the price, you need more cash to complete. Because rand to dirham movements also affect how much you need to send, keep a buffer for both. Protect yourself before you sign Make any purchase agreement conditional on finance and on the valuation where possible. Ask the bank how long the valuation is valid and who pays for it. Compare recent sold prices for the same building, using Dubai Land Department data, before you agree a price. Keep cash available to cover a shortfall, and do not rely on the valuation matching the price. Check the price yourself Compare similar units in the same building by size, floor and condition, and look at transaction records rather than asking prices. Our guide on checking whether a Dubai price is fair shows how to do this. An independent valuation can also help, though it will cost you a fee. Cash buyers If you pay cash, no bank valuation is required, so nobody checks the price for you. Doing your own comparison matters even more in that case.
